This is a sign the market MUST be coming alive, even in slow as molasses Santa Fe: Val Kilmer has finally sold most of his 5,328-acre Pecos River ranch.
The deed transfer was filed Sept. 30 with the San Miguel County Clerk’s Office. Kilmer transferred the bulk of the property to Midland residents Benjamin A. Strickling III and his wife, Roxann. There was no mortgage filed with the documents, according to San Miguel County Clerk Melanie Rivera, which means Strickling likely paid cash and bought about 141 acres.
We’ve talked about Val Kilmer’s Pecos River Ranch, the unbelievable beauty of the property about 22 miles east of Santa Fe, most recently listed for $18.5 million but originally on the market in 2009 for $33 million. Talk about lowering the price! The ranch is so very special because it has roughly six miles of a popular trout-fishing river running through, glorious wildlife, a four-bedroom, four-bath log-built house as well as several guest and staff houses. There are 10 natural springs, world-class fishing and more than 50 miles of hiking and biking on a beautiful trail system on 6,000 acres. The 10-bedroom, 10-bathroom main home has 11,573 square feet. There’s also an equestrian complex. The Wall Street Journal reports its under contract. There was speculation Kilmer would split some of the 6,000 acres for a quick sale but the agent tells me no,¬† the entire property is under contract. Also says: “still working out the particulars and able to take alternative offers.” Hear that? May not be too late! Now that’s a good, cautious agent because as anyone in this market knows, it ain’t over till everyone’s closed.

You know that Santa Fe is practically a bedroom community of Dallas. Well, here’s your chance to own a bedroom on the Pecos River minutes from downtown Santa Fe. Actor Val Kilmer — as in Batman Returns, etc. — wanted to use his 6,000 acre Pecos River Ranch in New Mexico as a sustainable, green community-type bed and breakfast. And New Mexico’s San Miguel County said yep, that’s OK. There have been some reports that Kilmer, who may not fit into the Batmobile so well these days, also wanted to run for governor of New Mexico. But then, he made some unfavorable comments about the area, including a quote in Rolling Stone magazine about how he lived in “the homicide capital of the Southwest.” Kilmer did, however, apologize. I think he’s right on: friends who live in Santa Fe have said the same thing, actually — SF’s a rough little town, as much as I love it.¬† When I stayed there, I almost died when I realized I’d left the back door un-locked. But I felt safe at this great in-town fractional called The Residence Club at El Corazon de Santa Fe, because I was right off the square. There are parts of Santa Fe that really are as dangerous as Mexico, maybe more so. Before you buy there, let’s talk.
