Between Dallas and NYC, “Cozy” is a Relative Term, says Trulia Economist Jed Kolko
We’re seeing Jed Kolko’s name pop up all over the place nowadays. This time it was in this Wall Street Journal piece comparing how the word “cozy” is often used to denote “small” properties in real estate markets.

Jaap Van Zweden Selling Ritz Carlton Musically-Shared Residence: Ritz Listings Thinning Out…
Comes word late last week that Jaap Van Zweden, the esteemed Dutch-born Director of the Dallas Symphony Orchestra, has listed his home at The Residences of the Ritz Carlton with Ritz Queen realtor Sharon Quist. He is asking $2.9 for the 4,258 square foot unit that is exquisitely decorated, features a wood-paneled music room (of course), and was written up in D Home Magazine a few years ago. The home has two bedrooms, two and a half baths, and formals.
Hip Pocket Dream: Snag This Gorgeously Classic Preston Hollow Ranch Quick Before It Hits MLS
A little background story here: Bob Martin called me last summer, said he was thinking of selling his house at 6322 Royal Crest. I popped over, we had wine, we toured. The home is great — Bob and his wife, Meaghan, have done a superb job of re-decorating the 1950′s ranch despite having a toddler in tow. Oh, child plus two rescue dogs. The home’s lines are classic LEAVE IT TO BEAVER but also cleanly now; the bedrooms look like they were just photographed for a Neiman’s catalogue. You know how I believe that homes have personalities and moods, and this is a home that just felt happy.
Tax Season: When It Comes to Property Taxes, Treat Your Home Like the Commercial Big Boys
Should you treat your home like a commercial property when it comes to property taxes?
For many, a home is their biggest single investment. So why NOT do what the big boys do and scrutinize every expense on your home, from repairs and maintenance to property taxes? We reached out to Rob Wheelock for a sneak peak at how the pros keep those taxes down.
An Art Dwelling: How Paul Adelson Sells a 24/7 Relationship With Art Affordably
To say Paul Adelson lives art is an understatement. The sixty-something collector of 20th century modern art feels strongly that art should complement, not match the architecture. He should know: Paul has been a consultant on public art collections for more than 25 years, with such clients tucked under his belt as Chase Bank, Coca-Cola, Kraft General Foods and Trammel Crow, all of whom have commissioned art from his Design District studio, Select Art, on Levy Street. “There’s a difference,” says Paul, “between what art goes in your home, and what goes in a public space.” A contemporary building, he says, has no room for traditional art. That explains his East Dallas home and the unique new home concept Paul is marketing with the help of his Coldwell Banker Residential Realty agent, Yvette Grove. It’s a turn-key product, from the dishes to the forks and furniture, yes. But in Paul’s home, a house is not complete without art on the walls. HIS art.

King of Man Caves on Steroids: Preston Hollow Estate Offers a Million Dollar Plus Carriage House Luxury Garage
I tell my husband outright, “the garage is YOUR room and you can decorate it any way you want!”
This is truly an “Oh My God” home. Not only do you get a beautiful, has-everything-plus Preston Hollow estate east side of Preston Road — hello, St. Mark’s! — with stunning landscaping, five bedrooms including a circa 2013 remodelled master suite, five full and one-half baths, wine cellar, 38,000 gallon saltwater pool and spa, and all the finish out you could ever want and then some, you get a whole extra LOT next door. And this is not just a putting green, no sir. Here you will find a carriage house with 1500 square feet, including a full bath and bar/caterer’s kitchen because yes, this is a structure specially built as a giant party room that can also be converted without breaking a fingernail to temperature controlled storage for about six collector cars. There are three other garage bays for three more cars, which means, you could almost have a Pebble Beach or Amelia Island Concours de Elegance right here at 6615 NorthPort Drive, Dallas Texas USA.

Monday Morning Millionaire, Late Edition: Lorraine Lovely Originally Built for Tim Headington Gets a Fabulous Cali Facelift
Really, improving this house is like improving Gwyneth Paltrow or George Clooney. 4304 Lorraine certainly didn’t need much, but when HP Estate Homes gets hold of a property, the sky is no limit to the time, care, attention and detail that will be poured in to create the finest of fine estates. First of all, the home was built for Tim Headington in 2000. You can all but guarantee perfection (as well as “price is no object” quality) when a gazillionaire builds a home. Then it was purchased by Carl Webb, Senior Partner at Ford Management, L.P. and Chief Executive Officer and Director of Pacific Capital Bancorp, among other things. Carl lived here the last ten years before HP Estate Homes got hold of this beauty who just needed a little Santa Barbara fluff. And fluff indeed: interior designer Elizabeth Robertson smoothed the interiors in every inch of the 6,574 square feet with traditional furnishings bearing a California clean edge and beautiful wood finishes, like the barnwood blue-white-washed kitchen, the handscraped deep oak floors, parquet and limestone, solid Honduras rift-cut mahogany doors, marble countertops EVERYWHERE!, Spanish tile roof, saltwater pool, 512 square foot cabana off the pool, full covered outdoor kitchen, prime corner lot with 167 foot depth. There are five bedrooms, five and two half baths which is now de rigeur, and a three car garage plus plenty of parking. The downstairs master suite had me screaming with not just one, but TWO closets the size of the Vince at Highland Park Village, his and her, complete with pull-down rods, built-ins and drawers, a cedar closet within the main closet, plus a huge spa bath with soaking tub, steam shower, coffee/wet bar and auxiliary luggage closet. There is also a private terrace off the master with quick access to the pool. Asking price: only $6.8 million.
Did Candice Romo’s Mothers Day Treat Include a New House From Tony?
My super-duper sources in the Irving community of Cottonwood Valley tell me there is no for sale sign out as of yet, but our fearless quarterback and his wife, Candice, also the mother of his little boy, Hawkins, who must be just over a year old now, may soon be departing their home on Dowlins Drive. Where are they going? Somewhere in North Dallas. Not sure exactly where yet, but sources tell me it’s either Bent Tree or Glen Abbey — somewhere gated. I’m putting my money on Glen Abbey. Gated, well of course! We sure hope they all had a great Mother’s Day today and very excited to see the second casa Romo!
